Construction Superintendent

JOB TITLE: CONSTRUCTION SUPERINTENDENT  New Home Construction within a Residential Development JOB QUALIFICATIONS: Positive attitude, self-starter, 5+ years construction management experience, high school diploma, 2+ years of college preferred, a valid driver's license, own vehicle and auto insurance, willingness to commute to projects throughout the divisions territories, passing a drug test and background check, basic residential construction knowledge, communication skills, ability to delegate and train subordinates, organizational skills, strong scheduling skills, job costing, multi-tasking, effective time management skills, ability to run effective meetings, ability and willingness to learn new procedures and tasks, have own tools to perform construction related tasks, and ability to adapt to a constantly changing industry. REPORT TO: Project Manager DIRECT REPORTS: Assistant Superintendents, Warranty Representatives, Laborers WORK HOURS: Monday through Friday from 7:00 am to 4:00 pm, or as deemed necessary by workload. Weekend work may be necessary at times. You will be expected to attend Home Owner Walk-thru and Orientations as needed. Working from home is not allowed. DUTIES & RESPONSIBILITIES: Include, but are not limited to, the following (subject to change): Plan, Organize, Direct, and Control Follow all Company processes, procedures, policies, and directives Deliver Quality Homes on Time Build project per the Company schedules Schedule, supervise & manage all jobsite activities (i.e. offsites, house construction, warranty) 1.) Ensure that subcontractors/suppliers are given sufficient notice 2.) Coordinate material deliveries 3.) Coordinate the work of all subcontractors and hired personnel 4.) Implement recovery procedures when schedules slip Send in the updated progress of each house to the Main Office daily Supervise, manage and train the following Company such as Assistant Superintendents and laborers Communicate Company requirements to subordinates, subcontractors, suppliers, vendors, etc. Coordinate and attend all City inspections Read & interpret building and improvement plans and specifications Build project per Company plans and enforce all specifications, scopes of work, and all requirements per the Company Subcontractor Agreements. Follow all Purchase Order (P.O.), Backcharge, and Home Depot procedures Manage Home Finishes prep & detail contract and procedure Inspect the project site daily for cleanliness, hazards, damage and number of workers on the job Inspect each home multiple times per day to check for damage, hazards, work completed and quality of construction Establish, follow, and enforce all Company & CAL/OSHA Safety Guidelines Maintain a clean and safe jobsite at all times Protect jobsite from theft and vandalism Maintain a clean and organized jobsite/construction trailer Perform "Frame Walk-Throughs" with home owners Maintain a daily log (Diary) documenting all phone calls, conversations, inspections, subcontractor activities, conversations w/ home owners, etc. Maintain model complexes (inside and outside) Conduct weekly meetings with the Community Sales Manager to discuss home owners, schedules, options, New Home Orientations, etc. Conduct weekly "Safety & Construction" meetings with Company site employees, subcontractors, and suppliers to discuss jobsite safety, dangerous conditions, accidents, constructionschedules, poor performing subcontractors, purchase orders, backcharges, etc. Attend any project related meetings that may be deemed necessary by the Director of Construction and/or Vice President of Operations Attend weekly Superintendents meeting at the Main Office Coordinate field changes with all related/affected departments Track/monitor the weather Maintain/monitor erosion control plan Perform New Home Orientations when necessary Be cost conscious (always strive to control costs) Always strive for 100% customer satisfaction.
Salary Range: $80K - $100K

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
